Our Policies

At The Tipsy Butler, we aim to provide our guests with a comfortable and memorable stay. To ensure a pleasant experience for everyone, please take a moment to review our policies and guidelines.

Check-In / Check-Out

Check-in time is anytime after 3 p.m. If you are arriving later than 6 PM, please let us know so that we can make sure you have what you need for your stay. Check-out is at 11 a.m.

Self Check-In

We know plans change, and we want to make your arrival as smooth as possible! That’s why we provide self-check-in for our guests. If we are around, we’d love to show you around the inn and answer any questions you might have. We can always be reached by call/text if you need help.

Cancellations

As a small family business, we are deeply impacted by cancellations. Any changes to a reservation need to be made 14 days in advance of the first night of the reservation. If a reservation is canceled with 14 days’ notice, the deposit will be refunded. 13 days before your arrival, the card you used to book will be charged for the remainder of your balance with us. If the reservation is canceled with less than 14 days’ notice, you will be charged for all nights of the reservation. Unless changes are made to your reservation 14 days in advance of the first night of the reservation, a late arrival (after the first date specified) or an early departure (prior to the end of a reservation) is handled as a cancellation, and you will be charged for the nights specified in your reservation.

Deposits

A deposit equal to one night, or 50% of your stay, whichever is greater, is required to secure your reservation. For one-night stays or bookings made less than 4 days in advance, a 100% deposit is required at the time of booking. The deposit will be charged to your credit card at the time the reservation is made.

Tax

Maine state lodging tax of 9% will be added to each stay. Maine food and beverage tax of 8% will be added to any alcohol purchases. Maine sales tax of 5.5% will be added to any purchases from our shop.

Alcohol

Alcohol is available for purchase in our dining room. You are welcome to enjoy your drinks in your room, shared guest areas like our parlor, and/or on our guest porches. Outside alcohol is prohibited.

Children

Children are welcome at the Tipsy Butler! If you are traveling with children, we suggest reserving our Hudson suite which has an attached second bedroom with a twin daybed and trundle. The Overlook room is another option with an available twin rollaway bed. We also have a pack and play available for extra small guests.

Pets

We are happy to consider dogs upon request in the Cottage. However, our whippet/terrier mix Hobie takes his role as Inn Dog very seriously, which is why we can’t accommodate your pets in our four B&B rooms. He’ll stay out of common areas unless everyone is comfortable with him coming to say hello. The chickens will always be in the coop but love visits and fruit/veggie scraps.

Smoking

No smoking is permitted anywhere on the Tipsy Butler property (including outdoor public spaces such as the parking lot, the lawn, or decks and porches). This includes cigars, cigarettes, e-cigarettes, and marijuana.

If you smoke in your room, your credit card will be assessed a $300 cleaning fee to cover the cost of deep cleaning. Additionally, if it is determined that the room can not be rented to another guest you will also be charged for all nights that the room is out of service.

Quiet Hours

A good night’s sleep makes for a great trip! Quiet hours are from 9 PM to 7 AM in our main B&B building and 10 PM to 7 AM in the Cottage.

Parking

We have several spaces available in our guest parking lot for our B&B guests as well as two separate parking spaces for Cottage guests. If you are receiving visitors during your stay or meeting up with friends, we kindly request that they park downtown (just a few minutes’ walk!). This helps us ensure that there is enough parking available for all of our overnight guests.A good night’s sleep makes for a great trip! Sauna Booking

Anyone can book a sauna session at the Tipsy Butler! Guests who stay multiple nights with us receive one complimentary hourlong session and your confirmation email will include information about how to book. We encourage you to book early so that we can accommodate your preferred sauna time. For overnight guests only, we may be able to accommodate sauna sessions outside of our regular times (11 AM to 5 PM). Just ask!A good night’s sleep makes for a great trip! Sauna Cancellation

Sauna sessions cancelled with at least three days notice will receive a full refund. If you need to cancel up to 24 hours before your session, we are happy to transfer your funds to another session with us. Cottage Occupancy

The Cottage is a great place to gather, relax, and share a meal with family or friends during your stay. Registered Cottage guests are welcome to have a small number of daytime or evening visitors for quiet visits or dinner. However, overnight occupancy is limited to a maximum of four registered guests. Additional overnight guests, unregistered visitors staying late into the evening, parties, events, excessive noise, or disruptive gatherings are not permitted.

To respect our neighbors and other guests, we ask that all Cottage visitors follow our quiet hours and treat the property with care. If you are hoping to host a larger gathering or special event during your stay, please contact us in advance to discuss options.

Damage and Liability

Guests are responsible for any damage caused to rooms, furnishings, linens, fixtures, or other property during their stay, including damage caused by visitors, children, or pets. We reserve the right to charge the credit card on file for the cost of repairs, replacement, excessive cleaning, or lost revenue if a room or space cannot be used for future guests.

The Tipsy Butler is not responsible for the loss, theft, or damage of guests’ personal belongings, nor for injuries, accidents, or illness that may occur on the property, including in guest rooms, outdoor spaces, parking areas, or during use of amenities such as the sauna. Guests use the property and amenities at their own risk and are expected to exercise reasonable care during their stay.
