A stay you won’t forget
Set in an 1846 historic home just steps from downtown Newcastle and Damariscotta, the Tipsy Butler is the perfect spot for your next visit to midcoast Maine. Book NowCome home to the Cottage
Located right next to our main inn building, the Cottage is a two-bedroom home that we’ve opened up to our guests for the very first time in 2026. Perfect for families or small groups, the Cottage offers a fresh, modern, coastal feel as well as a private kitchen and ensuite laundry.

Wood Fired Sauna
Whether you’re looking for a memorable way to start your morning, an afternoon siesta, or a wind-down after a packed day of adventure, our cedar wood-fired sauna beckons! While guests who stay two or more nights enjoy a complimentary hour-long sauna, anyone can book a session with us. Paired with our clawfoot tub cold plunge, our sauna offers you the opportunity to unplug, slow down, rest and relax.

What Our Guests are Saying
"Great place to stay in the Damariscotta area. Alicia, Annie and their dog Hobie are incredible hosts. The rooms have the perfect blend of vintage character and modern upgrades. Easy walk into downtown Damariscotta. The breakfast was Michelin quality. Perfect place for families traveling with kids as there is a garden with chickens and spacious rooms. Thanks for a great stay."

"We did not stay at the B&B, though it looks first class. We used the sauna which is available to non guests as well. The sauna was great, Alicia and Annie were wonderful hosts. It was everything we needed! They provided water and towels, as well as a much needed cold dip tub. Having the sauna available to the public is a great addition to our community. We will return for sure."

"We had a marvelous stay at our new home away from home on the Maine coast! Every detail was thoughtfully curated to welcome us into the space and make our stay comfortable and relaxing. Thank you to Alicia and Annie for a exceptional experience!"

"Just had a wonderful stay at The Tipsy Butler. Thoroughly enjoyed the cold plunge and cedar sauna. The home cooked breakfast was delicious. I love that the eggs come from their own chickens! The rooms are comfortable (love the mini-fridge!) and beautifully decorated. Alicia and Annie are wonderful hosts. Looking forward to my return visit."

"It was a pleasure meeting the new owners, Alicia and Annie!! When the airlines lost my luggage, they graciously offered items to get me through the night and next day until my luggage was delivered the next day. Alicia took care of my luggage when it arrived at the Tipsy Butler, which I really appreciated. I highly recommend the Tipsy Butler for anyone visiting Lincoln County."

"I was delighted to spend a night at the Tipsy Butler where the room was spacious, the linens first quality and the service, gracious. We will definitely return! "

"The Tipsy Butler B&B is such a lovely spot - beautiful rooms, a fantastic sauna, and just minutes from the Twin Villages of Damariscotta and Newcastle. I enjoyed the sauna in particular - a quiet respite from a busy work day, with thoughtful details and a great setting, just steps from the B&B."
