Set in an 1846 historic home just steps from downtown Newcastle and Damariscotta, the Tipsy Butler is the perfect spot for your next visit to midcoast Maine. Come home to the Cottage

Located right next to our main inn building, the Cottage is a two-bedroom home that we’ve opened up to our guests for the very first time in 2026. Perfect for families or small groups, the Cottage offers a fresh, modern, coastal feel as well as a private kitchen and ensuite laundry.

Wood Fired Sauna

Whether you’re looking for a memorable way to start your morning, an afternoon siesta, or a wind-down after a packed day of adventure, our cedar wood-fired sauna beckons! While guests who stay two or more nights enjoy a complimentary hour-long sauna, anyone can book a session with us. Paired with our clawfoot tub cold plunge, our sauna offers you the opportunity to unplug, slow down, rest and relax.

midcoast Maine

The twin villages of Newcastle and Damariscotta are the perfect launching place for a trip to midcoast Maine. While there are plenty of shops, restaurants and the incredible backdrop of the Damariscotta River just a few minutes’ walk from our front door, you’re also a short drive away from coastal cliff hikes, the iconic Pemaquid Lighthouse, and the small fishing villages that dot the peninsula. The nearby towns of Boothbay Harbor, Wiscasset, Bath, Waldoboro, Camden and Rockport are also all within a half hour drive - perfect for an extended day trip or rainy day afternoon!

"We did not stay at the B&B, though it looks first class. We used the sauna which is available to non guests as well. The sauna was great, Alicia and Annie were wonderful hosts. It was everything we needed! They provided water and towels, as well as a much needed cold dip tub. Having the sauna available to the public is a great addition to our community. We will return for sure."
