Our B&B Rooms

Each of our four rooms offer a unique escape you won’t forget. Looking for a first-floor option? Hoping for views? Read on to discover which of our rooms might be right for you. Don’t worry - all of our rooms come fully equipped with thoughtful and luxurious amenities to make you feel at home.

Kingfisher

Kingfisher is our first-floor master king bedroom. With large windows and a unique ornate ceiling, Kingfisher is spacious and easily reached just steps from the front door. Early risers will appreciate the sunrises from this beautiful east-facing room.

Heron

Heron is a bright and cozy queen bedroom with beautiful floral details. With views of both the front and back yards, you’ll enjoy the natural light in this second-floor escape. Heron also offers a luxurious clawfoot tub for a long, relaxing soak.

Chickadee

This second-floor king room offers historical details such as large windows and a gorgeous rounded wall feature. Just outside your room is the door to the Butler’s second-floor balcony, which overlooks the expansive lawn and nearby neighborhood (and offers seasonal views of the Damariscotta River).

Chickadee Suite

Chickadee has a small adjoining room, located on the other side of the ensuite bathroom, with a twin trundle bed that can be added for an additional fee by booking the Chickadee Suite. This family-friendly option is perfect for those traveling with small children.

Goldfinch

Located on the third floor, Goldfinch is a more modern suite and features seasonal views of the Damariscotta River. A king bed, comfortable carpeting and plenty of seating add to Goldfinch’s cozy feel, and a rollaway twin bed can be set up for an additional fee. Your spacious private bathroom is just outside your door.

The Cottage

New in 2026, we are pleased to open an incredible space for our guests: the Cottage! This two-bedroom hideaway is perfect for groups of up to four who are looking for a more independent stay - while still enjoying all of the Tipsy Butler’s common spaces and shared amenities. Traveling with a furry friend? No problem - we can accommodate dogs upon request in the Cottage for an additional fee.

We decorated the Cottage with midcentury modern furniture, thrifted finds, and some of our favorite art pieces to give it a beautiful, fresh, and coastal feel. On the first floor you’ll find a full kitchen and dining area equipped with everything you’ll need to prepare your own meals. An open-concept design means lots of natural light flowing into the living room, where the world’s comfiest couch awaits… perfect for a game or movie night. A half bath on the first floor offers your very own washer/dryer, so packing for your Maine escape is a breeze.

Upstairs, two bedrooms (a queen and a full) offer plenty of space to relax and spread out. The full bathroom with double vanity and spacious shower looks out over the Tipsy Butler’s front lawn. Plus, the east-facing bonus room is perfect for drinking coffee and watching the sun come up (or working remotely, if you must!).

Cottage guests enjoy access to the Tipsy Butler’s shared amenities and spaces including:

  • Cedar wood-fired sauna and clawfoot tub cold plunge
  • EV car charger
  • Lawn and board games
  • Library
  • Porch and second-floor balcony
  • Dining room and parlor
  • Your pup is welcome in the Cottage for an additional fee.

Please note that because the Cottage has its own full kitchen, breakfast is not included with your stay. Depending on property occupancy, we may be able to accommodate Cottage guests at breakfast for an additional fee. Your pup is welcome in the Cottage for an additional fee.

Searching for the right spot for your next family reunion, retreat, bachelorette party or wedding? Look no further! At The Tipsy Butler, we’ve got everything you need to bring a group together for an experience you’ll never forget:

  • Four guest rooms (king or queen), each with their own private bathroom and unique architectural features
    • Upgrade Chickadee to the Chickadee Suite and add the adjoining room with twin trundle bed (perfect for small children or additional guests)
    • Add an additional rollaway twin bed in Goldfinch
  • The Cottage, a two-bedroom standalone home just steps from our main building with a full kitchen and private laundry
  • Modern amenities in each room including LL Bean bathrobes, Cuddledown bedding, Nespresso coffeemakers, smart TVs, phone chargers and mini-split heat pumps for custom temperature control
  • Beautifully-appointed parlor with plenty of seating for a game night or happy hour
  • Lending library with books, board games, lawn games, and other activities to enjoy
  • Two-course hot breakfast prepared daily and served in our beautiful dining room
  • Plenty of space to enjoy the outdoors in our large backyard, expansive front yard, or from a comfortable rocking chair on our guest porch or second-floor balcony
  • A cedar wood-fired sauna and clawfoot tub cold plunge available for private sauna sessions

We have a three-night minimum for whole inn bookings. And for whole inn bookings between November 1st and May 31st, we'll take 10% off the cost of your entire stay
